Insurance Requirements

1. Limits of Liability: 
   • Commercial General Liability: not less than $1,000,000 per occurrence and $2,000,000 general aggregate.
   • Automobile Liability: If a motor vehicle is required to perform work, such insurance shall provide limits of not less than $1,000,000 combined single limit.
   • Umbrella Liability: not less than $2,000,000 per occurrence and annual aggregate.
   • Workers Compensation:  State and federal laws and regulations covering all employees of Vendor.  Coverage shall include employer’s liability insurance in an amount of not less than $100,000 per occurrence.  Policy shall contain a waiver of subrogation as to the Owner and Manager.
2.  Description of Operations:
   • 9 East 38th Street Owner LLC c/o Transwestern Commercial Services New York, L.L.C, d/b/a Transwestern, are listed as Additional lnsureds with respects to General Liability.
3. Certificate Holder:

4. 30 days written notice given of cancellation or expiration of insurance by the insurance company.
5. Insurance requirements require verification before a contract is awarded.  All coverage must be placed with a BEST’s “A” rated carrier or referenced per your lease; any lower rating will not be accepted.

The work will not commence until the Management Office obtains proof of acceptable insurance and endorsement.
